This includes the functions of the hall, your priorities, budget expectations, and various other factors. These considerations form the basis for preparing a reliable quotation, and they enable us to design and build a hall that meets your requirements 100%.

1. Function and Technology
- What is the primary purpose of the hall: manufacturing, assembly, warehousing, logistics, servicing, or mixed-use?
- What technology will be installed inside?
- What machinery will be housed, and what are their footprint, height, and weight requirements?
- Will the operations involve vibration, noise, heat generation, or dust?
- How many people will work inside per shift?
- How many shifts will the facility operate?
2. Required Dimensions and Expandability
- Width and length of the hall
- Clear internal height
- Column spacing
- Requirement for crane runways or suspended technology
- Height of racking systems or production lines
- Will the production machinery fit through the industrial doors?
- Will the building need to be expanded in the future?
The potential for future expansion is a crucial consideration that must be indicated at the very beginning, as the load-bearing structure, site layout, utilities, fire compartmentation, and plot utilisation must all be adapted accordingly.
3. Plot and Site Layout
- Size and shape of the plot
- Maximum site coverage (built-in ratio)
- Building lines, side yards, and safety clearances
- Topography and terrain conditions

4. Structural and Load-Bearing Requirements
- What loads will the floor be subjected to?
- What point loads are expected from machinery foundations?

- Will building services or solar panels be installed on the roof?
- Is a large, column-free span required?
The floor is particularly critical: it is underestimated in many investments, yet the quality of the industrial floor fundamentally determines the usability of the facility.

Our designer needs to understand your entire internal logistics process:
- Where do raw materials or goods arrive?
- Where does receiving take place?
- What is the volume of daily goods movement?
- Where is the manufacturing zone located?
- Where is the finished goods warehouse located?
- Where does dispatch take place?
- What types of materials move within the facility?
- Will forklifts be used inside the hall? If so, what are their traffic routes?
- Is it necessary to separate pedestrian and vehicular traffic?
- What size vehicles will transport incoming and outgoing goods? (External traffic)
- Are docking bays required? If so, how many?
- Is a loading ramp or level-access loading required?
A poorly organised layout will generate daily operational costs in the future.
6. Building Services and Energy Requirements
- Is a specific internal temperature range required?
- Do you require heating, cooling, and ventilation?
- How much fresh air supply is needed?
- Is there a need for process extraction?
- Is dust extraction required?
- Do you require compressed air, gas, industrial water, or process wastewater systems?
- What is the total electrical power requirement?
- Is a backup power supply required?
Are you planning to install solar panels? - Do you require battery energy storage or EV charging points?
Often, the bottleneck is not the structure of the hall itself, but the utility and energy supply.
7. Fire Safety, Occupational Health, and Regulatory Compliance
- Fire hazard classification
- Nature of the stored materials
- Will there be any explosion-risk technology involved?
- Is a sprinkler or other fire suppression system required?
The designer must incorporate these aspects to ensure worker safety and asset protection. These factors dictate escape routes, fire compartments, smoke and heat exhaust systems, and accessibility compliance.
8. Thermal Performance and Building Envelope
- Do you require an insulated or uninsulated hall?
- What is the maximum allowable heat loss?
- Will there be humidity or condensation?
- Is vapour control protection required?
- Do you require a climate-controlled manufacturing area?
- How much natural light is needed?
- Are rooflights, strip windows, or shading systems required?
It is critical to establish whether you need a cold store, a tempered warehouse, or a facility requiring precise climate control, as this determines the type of wall and roof panels to be used.
9. Offices, Staff Amenities, and Service Functions
In many industrial projects, these requirements emerge late in the process, but they must be clarified upfront:
- Is an office space required within the hall? If so, for how many staff?
- Do you require a meeting room?
- Do you require changing rooms, showers, and toilets? Should they be separate for men and women?
- Do you require a canteen/dining area?
- Is a waste storage or hazardous material storage area necessary?
- Will there be a guardhouse or reception area?
10. Aesthetics and Corporate Identity
- Design aligned with corporate branding
- Display of company logo on the building (e.g., painted or illuminated elements)
- Façade colours
- Customer reception area and a representative entrance
- Is future resale or lease potential a consideration?
11. Investment Cost vs Life-Cycle Cost
- What is your priority? The lowest initial cost or lower long-term maintenance costs?
- Do you prefer a cheaper or a more durable solution?
12. Budget and Scheduling
- What is the total investment budget? If this is a fixed budget, all requirements must be aligned with it, which may force the designer to make functional or qualitative compromises.
- Is there a fixed deadline?
- What are the project phases? Should everything be built at once, or in multiple stages?
